I currently live at home with my parents.

I may have the option of asking my parents for a loan to pay back with interest.

Only problem I have is I only have 40k in the bank but also have a steady income of $3,800 a month with minimal expenses (Still live with parents, owe 20k in student loans) Is this property affordable for me and what is the minimum I would have to put down as a 1st time home owner?

I am looking for ways that are inexpensive at first to market to the staff and maybe parents of the school.My first and only idea is I plan on providing a bunch of donuts to the staff when they return to school during the first week with no children, I was going to leave some business cards and a sign saying "Donuts provided by (My name)(company name) Enjoy!"

To add to @Karl Pierre 's statements:Get the parents to co-sign ALL of the leasesI had great success with student rentals for 2 years.  

I run into this all the time with my rentals and last year with my parents house when I was selling it.

It's never been an issue and they always pay it but if push ever came to shove, we wouldn't hesitate for a second to withhold any amounts due from Security Deposits.

I like the structure of the parent LLC controlling the others.
