Nail holes need to be filled where tack strips where, but ripping the staples from the hardwood resulted in several rough spots that need to be sanded down.We have no experience with hardwood refinishing- what are our options to avoiding a full scale hardwood refinish?

They can go to foreclosure at any time because the borrower no longer owns the property. 

If a tenant is substantially under market, I may exceed that 5% mark but probably raise it by no more than maybe 10% max.

In short, no, it is not a bad time to start investing.

I was planning to bills my own software based on my books, when I first saw houseflippingspreadsheet I decided that it was close enough to what I was going to build that there was no reason to replicate it.It's not exactly what I would have built (like you said the methodology and format is a little different) but it's definitely just as good, if not better than I would have come up with.

Full time happens with 100+ units and often you see people scale a business on the side, like PM, construction or something unrelated like a resort in Costa Rica ;-) I am no different - I "retired" from my corporate career in 2015 and quickly realized that I can only watch so much daytime TV.
