I wanted to add multi-family rental to my portfolio How did you find this deal and how did you negotiate it?

I'm really excited to be part of this group and learn from all of you.My mentor always said If you want to fly, hang out with eagles, not turkeys.I'm here to learn, network, and start building my own investment portfolio.

Be persistent with mail and try sending out volumes of mail every month and you could start with 1k and move slowly to 5k mailers.The mailer rate in the land space is getting saturated, so you may hit mailers of 5k and not get a single deal.

Our tenants have been insurance burn outs ( their house burnt down insurance is paying the rent) to those building Custom homes that will take 12 to 18 months..

Anything from public datasets to premium tools or software would be helpful!

I seek properties that are to some level distressed to rehab into rentals.

An LLC requires time and money to create and maintain, every year. 

What you all think when it comes to use deal machine?

The last thing you want is a brand that will take 2 weeks to get repaired if needed.We have Maytag units in our lake house and they have been rock steady for 7 years.
