The warranty does expire on 10/2020, so I do plan on getting a technician out for a diagnostic. 2 weeks ago, my PM only sent out a technician to refill R410a, he did not even attempt to locate the leak saying it should be minimal considering only 2lbs.

The best deals I found on "homes in good condition type properties" seem to have a rental ratio of .85% max, with minimal cash flow.And obviously buying on retail listed prices would obviously mean we are paying top dollar in the current market price.
