Do you offer a bonus for completing the job ahead of schedule, provided it passes building inspection with flying colors?  

"If they finish their job ahead of schedule, I give them $100/day BONUS."

Be prepared for changes...when I left corporate, with bonus and commissions I have high 6 & 7-figures....my 1st year in HandyANDY I made $10,000!  

Big bonus if the investors grew up here, live or work here, etc, but I think the most important aspect is the desire to make conscientious and responsible choices in their investments, and a commitment to helping the neighborhood grow.

The reason I was leaning more towards a duplex-4 plex is because I would need to get a VA loan for the 0 down bonus, and since I don't have BAH- I wouldn't be able to live in an SFH for an entire year unless I was collecting rent on it. 

Also, as a bonus I had the pleasure of evicting the broker!!

If you can see an opportunity to add a legal bedroom, that always a bonus that isn't too much work typically and adds a good amount of value.

The secondary market is an added bonus for those that want to start right away and/or don't have the time to get going, etc., etc.. 

Asset managers want that property off the books ASAP (I have heard this is a factor in performance reviews and bonuses).

I think you will find that this is an excellent market to make money in with the added bonus of not having to invest large amounts in each house.
