One of the main reasons I like buy and hold investing is because I can systemize it very easily.

We install flex and ductboard systems, insulated metal sweats worse than these materials. 

Are these just the poor areas of town, or is there a more systemic issue holding the area back from being a good area to invest in?

You may need to have 2 - 3 months mortgage set aside, Incidental repair cost as well ( as a landlord you will need to fix problems right away or tenant can withhold rent)  You have a lot to consider when venturing into this , Be careful.

Greg,Thanks for replying.I have been torn on whether or not to separate into 4 different heating units (costly to say the least). i can't find any flow meters that would work like I want on a fuel oil system. nat gas is not an option.

The neighboring cities are more expensive to purchase, but better areas, have better school systems, but cash flow less. 

If you pulled the permit as a homeowner...you've already tried to sidestep the system and now have a problem.  

It takes a lot to get me off balance.Not afraid to take risks.

I know its not a lot to work with but its a start.
