Since it’s your rental business can’t you deduct new landscaping pavers from your expenses?

I called a couple of landscapers to get quotes.

He also does light development work on projects he flips so he knows costs.  

They paid me $440 per month for 3 years and then we have been trading services ( he landscapes our properties).

There is a high level of need in most areas, but unfortunately, the landscape for payments for these services is VERY volatile. 

I fixed it up super nice: all new flooring, 2 inch blinds, sinks, lights, fans, paint, mirrors, toilets, ss appliances, new roof on the back porch.

-Don't take repairs lightly!

Neither will shed enough light on how to purchase or build a facility, but they both made me realIze self storage is very different than other asset classes.

They can limit the # of rentals, the type of pets, if owner occupants or renters can have pets, where you park, flag poles, types of landscaping, amount of landscaping, if you can park a boat or an RV and for how long, what size of house you build, how fast you have to build it, the amount of brick you have on it, what types of flags you can fly...and on and on and on.   

Beatiful cherry custom-built cabinets in the kitchen and all bathrooms (previous owner paid for extras) - I would probably be upset if they get damaged.And I paid over 2K for backyard landscaping (on top of 180K) - I really hope the backyard is taken care of.
