I don't think I immediately need cash, and even I do cash out refinance and get some cash back, I dont' know if it makes sense to get a larger loan amount and higher monthly payments. 3. does amount of down payment matter if I end up doing/not doing cash out refinance?

The letter came back "Return to Sender Attempted - Not Known".

When I started I scaled back my lifestyle, sold stuff, and got debt free to fund my first rehab. 

Even though the borrower is not paying interest payments each month, interest is still accruing based on the total loan amount from day one (including the portion that is held back for renovations).
