Disney usually means focusing on families so plenty of space to sleep extended families are winners.You don't need to go crazy with expensive linens and $2000 mattresses.

  ( I was one of the guys invited to the group - but did not go for it 2 years ago, as I figured the analysis/and DD was not detailed enough, however I could not stop few of my friends from investing in it. 

I have talked to a few agents who have assured me that there are plenty of distressed properties in the area, and my goal is to rehab, and possibly add another bedroom, to cover the hardmoney loan (given a conservative LTV of 75%, but hoping for 80%). 

With my latest apartment complex we are in the early stages (just took over a few months ago)...so plenty of issues (I mean "opportunities").

You could circle prospect, call expireds, farm, door knock, direct mail, hold open houses and invite the neighbors, contact sphere of influence, text circle prospects in mass.Bryan Casella has a great open house game plan where he invites homeowners.You have to see what works for you in your market.

My only regret is I didn't try and take advantage of that opportunity sooner, and now i know that my other two partners share that feeling.My advise is to be patient, work at what you are good at and build your strengths, finance may not be what you bring to the table but you have plenty to bring.
