.- there's really no risk unless you miss a contingency period for backing out.You could write up a working agreement, similar to a typical client/realtor agreement, which would lay out standard terms to be in any contracts which your realtor uses your POA for.

Now our son (self taught) draws all of our preliminary architectural and site plans, we then give them to a structural engineer that has a licensed architect he works with, (they charge by sq. ft.) she goes over the plans we submit and looks for any errors in the design, etc. and gives suggestions if needed on design or layout, and it works really good for us, and saves a lot of money.

Certain area has their own uniqueness, for example, SF in Milwaukee (another of my own OOS) has duplex features in two floors approach , they created solely for househacking, the old immigrant that built to these neighborhood 80 years ago, having the same layout top and bottom for househacking.

And it was priced well below market, somewhere in the mid 300’s, when comps were in the high 400’s and in the 500’s.I thought it would need a lot work, but was surprised when it was in really good condition, had a nice layout, big rooms, actual master suite, nice yard, and a large den which could easily be converted into a 3rd bedroom, by adding a wall and closet.
