Some of these have had all of the units under one roof, and some have consisted of alternative designs (like 2 triplex units on the same lot). 

(We also don't want to climb skinny ladders and scoot around low height lofts on our knees so my designs take that into consideration).

Anyone who says it is too much or too low in any given area can say that with any location.I am currently in Austin, Texas and had to retrieve bids for interior paint (all walls and ceilings - Eggshell - Three bedrooms, stairway @ 2 flights, gym, two bathrooms, closets, etc @ roughly 1,200 square feet and over 300 square feet of new cove base throughout apartment was needed.I received five random bids ranging from $2,600 to $5,500 - Guess what?

You MUST combine it with insurance to be truly protected.The legal structure is designed to protect them.

An often overlooked part of the NYC housing market are community bank loans which are designed for first time home buyers. 

While I am not a scholar in this segment of the market, to hold the 'senior' designation there is a % of the residents that need to be over 55... and it is not 100%...   

Fred and othersIf you get too complicated in your matters the IRS will just declare that all this stuff is solely designed to evade taxes and shut the process down and tax and fine you.  

My concern is that this will lead to sub-par spaces being designed with no real access to the outside.
