@shawn I find that age just makes you be a little more creative some times, however age has also been a good return for me. 

Fine, but this is the Creative Financing forum.The two loans I've had from family were at 3%.  

They are very fast and very thorough, they work primarily with investors, and are familiar with all creative techniques. 

Really how creative can you get?

Looking for agents, wholesalers, and creative financing for buy and hold.

Instead of redoing all of the ceiling drywall, my kitchen guy got creative and built lots of interesting trim to hide this.  

But what should i look to incorporate if i get shared common rooms.This is Sonething that has been done for the past 10 years i am now getting into it.Sorry about the lack of information i did not know what to provide if more details are needed i will happily provide.

I would include the water/sewage in the rent, or have the tenants pay there own water, considering they have washers / dryers in the unit.I am looking for the property management cost to incorporate garbage cost, please let me know if this is realistic.TY
