Any advice on the best way to end their lease?

My brokerage has been tracking the data from the West Penn MLS for the past 2 years, and I would like to share some of the highlights so that we all have some hard facts to lean on when answering this question.

@Mario CastellanosBIG assumption but if accurate it means the property is under water meaning they owe more money on the property than it is worthThey would not be able to sell it without lender permission essentially.

I would like to do a combination of both flips and rentals depending on what makes the most sense for the property location and needs.

I also do post to local neighborhood groups on Facebook periodically but recently have cut down on my social media dramatically (too much drama, arguing, and general hatred towards one another.)That said, when you meet someone for the first time and they say, "What do you do for a living" I've (finally) pivoted to say, "I own a small real estate business" first (instead of after talking about my W2.)

My business partner and I went into contract on a 4 family property in Framingham, MA.

I'd want it to be able to generate P&Ls and Balance sheets for separate properties, and be able to accommodate multiple LLCs on one login. 

The most important thing is understanding how tounderwrite/value your purchases based on the required DSCR/down payments for thedifferent loan types.
