We honestly ignore the list price on a bank owned property and really focus on getting a solid ARV, nailing down the repair costs and then submitting and offer that makes the numbers work for us.Hope this helps!

I agree if you cant provide supporting docs you don't deserve a high price offer and the property could go higher if he had documents but without them the highest I could honestly see paying is $170k

That's not going to stop me from continuing to bid on properties, but it's definitely been a slow process so I'm opening myself up to other options and seeing if a diversified strategy would make more sense.I've also looked into off market deals, and honestly, the wholesale deals I've come across are not good deals.
