So I can put my terms, such as a non refundable deposit, rights to the contract if assignee fails to perform on C.O.E, rights to communicate with escrow agent after assignment.Im not a realtor, new investor.Any escrow agents in SFV, California whom are familiar with assaignments

Unless you purchase at least 95% of the value of your list.My recommendation is always to get the new property under contract during the 45 days after the sale or in the short period before the sale happens (you can go into contract for your replacement property prior to sale. 

Thanks, I already know that part but how do you get inside the house itself, for example let’s say I have the house under contract but the seller lives out of state.

I'm actually under contract on my first investment with Roofstock and so far the process has been pretty smooth. 

I have had a deal under contract for the past month. 

I went to my local website to find the owner but it seems to be absentee owners. and do I still try to get foreclosure homes under contract for wholesaling or no. im currently on info over load.

You can make higher rents for each door, but obviously adds an additional hassle with more individual tenants/contracts.
