My attorney suggest us to demand seller to complete oil tank removal prior closing the property to protect us from potential big ticket repair cost if the soil contaminate or someday the town mandatory request all property remove oil tank.

Providing specific information is unecessary to pass along principles and concepts.Personally, I learned to establish some healthy boundaries in this area and I don't share the really good ideas with just anybody, in part because I had to expend time, money and energy to learn, and because I've learned the hard way that people don't appreciate information unless they are in the right environment and have invested something into it.

If your actual cash flow is positive and there are unlimited oppertunities then it could be argued that cash on cash is the more important meaure but since knowing actual cashflow is only possible in retrospect it is important to have healthy cashflow projections.I consider cashflow a safety net.

As long as there is healthy cash flow to cover all expenses plus the mortgage, you are fine.
