I personally couldn't care less about the fee, if you find me a house, and get it for $5-10K less, I have no problem paying you a few grand to be the connector.     

So the summary is Renting cost $42,385.00 more than owning, and with owning we left with $60,500 in our pocket for a grand total difference of $102,885.00 net positive to owning vs renting.

@Michael Weir I've done a ton of these condotel deals along Myrtle Beach and the Grand Strand and have found exactly 1 lender who will do less than 20% down... in fact my buyers secured 90% financing. 

In the areas of Baltimore I’d consider desirable the is a grand total of 1 legal multi family for sale (plenty of illegal ones lol) and it’s a total and complete gut job, but not a value add gut job just crazy overpriced.

I’ve got a friend with a 4plex over on Grand that didn’t get crushed but certainly got hurt.
