After which we followed up in writing forwarding a copy of the list stating that smoking of all sorts is absolutely unacceptable, and pointing out the section of the lease that documented this as being unacceptable.

@Benson Gee  Get references for the PM, find out all of the fees they charge to both tenants and landlords, how long it takes for rent to be deposited to your account and the rules on repairs (at what $ amount do they have to ask you).If the house you are buying is currently rented, get a copy of the lease, security deposits, rental history (ie have tenants been paying on time), how long have they been there.

Do it the old fashioned way:  Go online at the local tax authority website, copy down names and addresses of homes you are interested in, and snail mail a personal letter stating your interest.

But perhaps it will help someone else out there.1stAll the mostly free stuff you can do:1:Go to the records department and pull copies of deeds back to grandma2:Go to L&I and pull copies of permits and records of what happened to the house that used to be there.3:If its not in grandmas name, and she didn't sell it, and it never went to sheriffs sale, get in touch with the tangled titles fund to figure out if there are resources to fix it.Specifically to your cousin.
