I just get my lists fir free from the municipalities:- Most delinquent tax payers- Tax-exempt property owners- Tax-deeded previous owners still in the redemption period- Fire-damaged etc

For a duplex that you're renovating and potentially BRRRR'ing I would look to target to get 80%+ of my cash back on the refinance and then cash flow a bit less - maybe $100-$150 per door.  

Often lists for your area are free, or if you pay for a subscription from a local provider it probably will have more helpful detail you will want.Have fun, but leave your credit cards and checkbooks at home so you won't be tempted. 

We haven't had success buying a place to have as a STR yet, but when we do I'm going to try to make sure that only fragrance free products are used.
