Hi @A Holder - As with many areas these days this is a pretty competitive market.

Tenant has unpaid rent and/or utilities, they cut off communication, and the rental is void of clothing, TV, good food, etc.

lol   Definitely opt for the multiple bathrooms, have specified food areas, NO PETS, month-to-month leases, no couples, no drama-- and absolutely hire a cleaner every week or two.
