I suppose the discount in fees is attractive, but I'd invest in experience with market fees over investing in inexperience with discount fees any day.Plus, how much did it cost you to put yourself in your situation?

Go on Vrbo and Airbnb and do a search like you were looking to rent a condo in that area and see how many there are and what the rates look like.I know in other beach towns there are so many of them that it keeps the prices down.Also you have to worry about HOA fees and rules and possible special assements.

It will only give a piece of the picture, but while hunting for some references, it may be useful data to see if you are even still interested, or not.The thing is...some won't share and some won't show all deals, nor all key performance factors; BUT, some will, so asking can't hurt.
