Liability CoverageThe liability section of insurance is fairly similar across the entire country.  100k is the minimum required on a policy, 300k is recommended, and 500k is preferred.

Contractors spend hours putting together Bid Proposals and it's not fair to them if you waste their time by 'shopping' and price matching with other Contractors.If you 'bid shop' Contractor's numbers you are going to get a bad reputation, and you will have a hard time finding Contractors to bid your projects.Sure, you may save a few dollars upfront, but ultimately you are going to p*ss off a lot of contractors and potentially hurt your business long-term.

If you can't separate utilities, then the "main" original part of the house would be paying the smaller units utilities. 3) Fairly splitting the parking and yard space is another issue that comes to mind

On maintenance, you can sometimes get away with 3%, but to be safe I always put this at 5% minimum (even with a rent of $2000/month) and fairly new (2005+).
