In December of 2023 we decided to house hack and we put 5% down on another property and moved out.

I rented to my parents for 15+ years and when they past I rehabbed the house and sold it for $120k profit.

Currently I own one house which is my primary residence. 

A few ideas for lead sources:Drive for dollars, then cold call the list.Get a list of houses in foreclosure from court.Try to get the "hard to get" lists (ie, where you have to go in person, not available online). 

I would stay away from Facebook Marketplace, it was a crap show the couple times I threw a house up there, but that's just me. 

House was in bad shape with outdated carpeting, wallpaper etc....

Say I bought the house cash thru HELOC, have it rehabbed.

No different than all the RE agents who put "great cashflowing property" describing a $500k house that rents for $2500 a month. 

I still believe he’s better off with someone licensed in that seat to avoid any potential fair housing or other liability issues that can occur.

I think I remember correctly that for a period of time 80% of real estate transactions involved some sort of seller financing or existing loan assumption.
