I do want to raise capital the legal way even though it's less than 1M, during a evolving year. 

Has anyone with experience transferring property deeds that are financed with mortgage companies ever had any issues with the due on sale clause and is there anything I should be aware of during this process that other beginners may miss?

I would never ever buy in Seattle, I would just rent.

I have never heard of a management company ever charging more then a whole first months rent for placement regardless of how long they sign a tenant up for. 

I don't mean to be rude, but what benefit does a realtor have working with a wholesaler, if the whole business model depends on you not ever actually closing on a property?
