I'll evaluate some properties around me and at the most I'll try to look for one that I could get the rent to cover the mortgage or at least cover the majority of it.

It would be best if all the structures/units were permitted but if they are not the next criteria is to evaluate if your unit is more out of compliance than virtually all of the other RE.
