You might consider hiring an appraiser to give you a fair market value.

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

Tough to buy a 3x and have to turn it into a 2x, I would have been fairly upset.

Overall I am fairly leveraged but I have a good job and investments I can tap elsewhere if needed.  

But in my mind, your offer is ABOVE their asking, which means its a more than fair offer.
