Hello i have a duplex in Modesto California and one of my tenants is on section 8, just wondering if there is a certain process for raising there rents?

I bought a fully vacant duplex in Boyle Heights in late 2018.

You may have to get creative...find a duplex in a good area and Airbnb the units or find an SFR with a legal accessory dwelling unit and live in the smaller unit while renting out the main etc. 

They came and found 12 items, mostly small things like broken floor tile, bathroom mildew, a hole in the wall.

Hello - I have finally acquired my first rental property (a duplex) and I plan to get my feet wet and manage myself to not only learn but save money since property management doesn't pencil at this point.One renter seems OK for now and has been in occupancy a few years.

This property is a duplex with a one bed/one bath on one side and a 2 bed/1 bath on the other, it is listed for 80k but I hope to negotiate closer to 70k, all calculations below are based on the asking price of 80k.
