Track record:To be able to successfully raise money, you will need a better track record than is required by most hard money companies.

(Doubt it) When I do that, it is easy to loose track of the size and I type sort of fast.

I would prefer to have a partner with capitol to finance it, but I don't have a track record and I want to act quick, so I guess I will go with bank financing.

But lots of rentals listed in the 10-15 year old track home vinyl villages that are all located on the outskirts of town, which are most likely foreclosure buy ups, as this town was hit hard during the recession.

I think this turns people off.As for getting started without investing your own finances, that might be a little tough in the beginning when you don't have a track record.
