While other countries in the area are much easier to get to because they are closer and have invested billions of dollars promoting their tourism industry with great success, bringing direct ever more direct flights and massive investments to their country, Panama, although wealthier, has never cared to do that.

I didn't do an exhaustive search, so this location is just an example.I'm considering either Reno or Las Vegas, but Las Vegas looks like a better location for this, since it has more direct flights to other international airports, and has more visitors to generate STR income.

Seems like a risky plan and if there is that much upside on the rent why not just adjust the rent yourself (doesn't need to be immediately if you're that afraid of losing tenants, just do it a little more tactfully, maybe make some small improvements or give them some more time to make it more agreeable) and keep the property?

They could firesell the property for BE even if I do a piss poor job.Not in my experience, I was only able to get financing on my first apartment because I had experience landlording prior (I had about 15 units comprised of small MF up to 4 units before I was able to get a commercial loan on 5+ units).
