I'm curious what insurance, landscaping maintenance and other normal costs should cost? 

Do the simple stuff your self - hang fixtures, landscape, hang blinds, replace door hardware, etc.  

I know this has been talked about over and over, but the landscape is always changing and the deals are always a little different.

Beyond the easily visible and predictable flooring/repainting/cleaning/landscaping costs, figure that you will have more than one discovery of other important issues - the water heater needs to be replaced, the garbage disposal seizes up, the rain gutters are broken, some internal wiring is messed up and a light doesn't work, a bathroom fan starts making lots of noise after its run for a few minutes, a water main breaks..Make sure you have a cash cushion - or line of credit (credit card in a pinch) which you can use to address unexpected costs, some of which can be pricey.  

well I took the time to look at the photos you posted.as most of CA is still quite brisk and the only way a property stays on the market that long is its Massivly over pricedso myself I question your ARV first off.and is the ARV of 600k a complete update IE this house is dated but very clean.. so does that mean a new 30k kitchen7 to 10k per bathroom making them new and modern.. and then it looks like it needs complete landscaping which in our area could be done for 10k.. just throwing in some grass and a few plants ..

In the cactus rural Arizona landscape it may be possible but it may not be easy to replace tenants.If you purchase OOS, you will need to have a trusted team.
