If you're just grasping for reasons to evict someone and you can't find a legitimate reason other than hoping they don't pay you on time, then you're likely not very well suited for the business on your own, and you should seriously look into hiring a property manager to handle things for you on a non-emotional basis.

I do have an agent who is helping me with the lot and my brother and I know we should sell the family home but for emotional reasons, we are hesitating.

Never heard a peep from the again and they paid up and left.Even if you had legitimate beefs with the landlord it's not very smart to throw an emotional jab just when they agreed to help you by accepting late rent.

Hi @Ginny Watson first, please accept my condolences ... money, family, and emotions are always a tough situation.  

If I think a little deeper what I want is an area that has inefficiencies in the market that I can take advantage of.

Not a whole lot of emotion behind either; they either make money, or they don't.

DON'T GET EMOTIONAL ABOUT HOUSES!!!

@Nghi Le Short Sales are my FAVORITE distressed real estate property as long as you have time to wait and are not emotionally involved.
