So I will not have to pay the capital gains tax if I sell if now (CA).Average stock market return is 7-8% (historical data).Too much investments concentrated on real estate.

Credit is 800+.I have ~$120k in an inherited IRA that I could liquidate as well, but would prefer not to if at all possible.House #3 is least priority and could be used to offset the cost of the buyout on #1, but it cashflows so if I can keep it that would be great.I know it's a tough rate climate, but I'm looking for any creative options, and lenders who operate in all three markets that could help streamline the process. 

There is a one car detached garage at the back of the property.I'm an absentee owner that rented this home out for 11 years with a management company and now I'm in the process of renovating it.When I'm done with the project in a few weeks, I would like to 1031 exchange it into another cash flow property possibly in Indianapolis IN, but I'm open to other active markets.

Hi @Chris Grenzig, I am in the process of installing LVP in the living room/kitchen of my 2nd floor condo, 1985 woodframe construction, plywood subfloor. 

With one partnership (my first), I established the partnership first and my partner provided the funding with the understanding that I would locate properties and start a BRRRR process to grow our portfolio over time.
