Cross country doesn't matter, you can do the same things I listed in any market.

those will get you the borders but to understand neighborhoods just get in the car and drive ... enjoy it ..

Since it sounds like you've already closed, I'm keeping my fingers crossed that this was just a personal use prop and not a rental - you can't use a 1031 now anyway and your taxes would likely end up being higher. 

Until those two lines of the graph cross (where cost to buy in-place and rehab) costs more than building new, you buy existing.

While looking for my next SFRs, I ran a cross a well maintained double-wide mobile home that has been sitting on the market for a while.

I was more willing to buy that property because it was 3/4 of an acre larger, even if I do not build on it now, it does have value and at some point someone will  build on it.I actually do not think this is a bummer at all, I am absolutely fine with having a BETTER place to put money and at some point the graphs will cross and building will make sense. 

Im licensed in 4 states, as well as owning properties in other states so I see a wide cross section of how these are treated.

I would recommend 19133 and 19125 close to the border of 19134, but those areas will be tougher to find cash flow in.
