I would issue a notice of termination (in accordance with your local L/T laws) the day after the closing and start fresh with your own screened tenant.Otherwise, you're setting yourself up to be very frustrated, I'm afraid.

Inherited tenants increase risk, as they were not screened by you.

Charging an application fee and then stating that it's non-refundable are two great ways to pre-screen applicants.

If they have been there for sometime and are paying the rent, I wouldn't bother with doing formal tenant application & screening.

My post wasn't so much about the obvious things to look for, those are covered everywhere, and I don't mind digging for those things as needed.

The properties I am looking at will cash flow a teeny bit, enough to cover mortgage, interest, insurance, and 20-30% for repairs and vacancy.
