Being in California if the S hits the fan again I wouldn't expect very friendly eviction proceedings.  

If you want to just sell the place and invest the proceeds in the stock market and then live in a van, I can't say I wouldn't be jealous.

This is due to the “Notice of Sale” document which must be recorded and each lender notified in case of any foreclosure proceedings.  

I am looking for the answer to what I must do to make those signs enforceable as well as the fines without court order. 

He said he can go to court for adverse possession and force an easement from court.
