You're likely being treated as self-employed because >25% of your compensation is bonus, and that income is needed to qualify.

I do have the receipts for them and everything is in my name, but I am not sure I can write them off since I am being compensated for them.

@JoDell RolfsThe easy part first. 5% ownership is not needed, it would only be needed if you were receiving a W2 compensation from the HOA.The HOA hours part is not black and white, IMHO, and I would not be surprised if one of my colleagues opines differently.
