In place is a very reputable property management company that would be willing to take on the 18 unit in question.1) How would refinancing the equity in the 12 units to acquire the 18 work?

I've made the decision to invest this fall (regardless of what I choose), or at least start the ball rolling and I think I may find a lot of great guidance here. 

For investment purposes you really need  to have a reputable inspector and one that works for the buyer.

If I choose some one with little experience I am doing that to groom them to become a top performer.. other wise need lots of expeierence I think the biggest thing I see from those that are not use to HML or trying to get into flipping is1. thinking that HML are only asset based..

I'm also an investor, so when I had to choose my Broker I naturally chose the one that represented me in my past investments.

Richmond still has a reputation from the outside as a dangerous city, but this is a big generalization.  

Even better for you if it's a reasonably reputable local or regional lender who did this.

To be the former and in the game for the long term I'd encourage you to start out with the right mindset of what it takes to build a long term business and forming trust with buyers and a good reputation is a big part of that.
