Hello - I am planning on purchasing a SFH and:- Doing a mixture of Airbnb / Househacking - Building an ADU/Guest house to STRIm noticing most homes in my price range are HOAs.

We love intown living and our ideal situation is a house with some character in a diverse neighborhood with community gardens, BeltLine, etc.We have heard and seen an opportunity on the Westside (Grove Park, West End, Adair Park, Capitol View / Perkerson Park, and some streets in Mozley Park) with all of the exciting developments that are planned or in progress.

This is a nice building where everything works properly and the exterior is well taken care of. 

If they plan to buy it outright, you could just do a lease option, possibly.

Are there any tax implications or mortgage barriers to building a home under the "second home" plan and then converting it to an investment property shortly after its finished?

this  make sense  if you were planning to  refnance  the  1st mtg anyways  ...otherwise  - I would either keep looking for another 95% heloc  or  make due with a  90% cltv  heloc program
