I've read all the books, listened to most of the BP podcasts, and have spent considerable time doing research online.2 years ago I purchased my primary residence where I live in California and now I'm trying to purchase my first rental.

I told the tenant I will pay for the cost of the repairs and reimburse him.Now for the tax question: Under IRS form 8826 and CA FTB form 3548 there is a tax credit available for these cost but available to small business. 

Hoping  I could get a recommendation for a Realtor that knows the market in Bloomington California.  

Helens OR I think this has some merit in your areas were new construction cost out strip what rents will garner plus these are literally bullet proof  :)maybe you grab some dirt there that is not too expensive and set these up maybe like a little MHP type thing.. his 8 plex I believe he is stacking them.. very common in Denmark they stack them 10 high.Also I have been picking up lots in Richmond CA  ( formerly and presently the hood) with ideas of putting these on the skinny lots.

I'm guessing she signed a stipulation to be out in the 90 days granted by the judge, in CA you would just need to go back to court, get a default judgement and obtain a writ of possession, then run down to the sheriff's office, pay them for a lockout. 

When I go to forums I just see the local popular real estate forums that have TX, FL, CA, and NJ.

Someone needs to do a PSA on CA investors looking to buy in the Midwest.

I think it may be one of the most overvalued markets nowadays  Folks from CA are coming in and prices have skyrocketed. 

Have read and talked to folks investing outside of State (CA) and all sounds good.

@Scott Davidson,I can't speak for your state's laws but in CA I would never let the tenant keep the keys past the move out inspection.
