They are energy efficient and again, you don't need to heat or cool the whole house.I have been looking at them for awhile now to put into a fourplex I own downtown and we use them in our offices where I work.There are always discounts and show specials if you check out the home shows either at Cal Expo or the convention center.

There is the same challenge if you were 3 or 4 hrs (Pittsburgh, Philadelphia, Hampton Roads or any other multitude of locations) the investment of time and energy is extensive to get to a remote location, even geographically close like Richmond because of our traffic, regularly.

Heat pumps also act as central air in the summer months.The Mitsubishi H2i ductless mini split heat pumps heat down to -15 and no backup source of heat is needed and is more efficient then even a high efficiency gas furnace, which is ridiculous.... but they are very expensive.IMHO,Gas heat is the cheapest when balancing up front installation cost and long term utility costWe are talking a $22.50 difference between gas or electric per 1,000,000 BTUs burned.

From an actionable point of view, if you plan on investing as a sole-proprietor, it's better to put all of your time and energy into finding and getting into your first deal, rather than setting up an LLC.

Same with those that get RE sales licenses one out of ten about make it a lifelong career.. but if you are one of the one's that makes it can be rewarding. but its a lot of work a lot of rejection ( which burns out most folks quickly)...Although I understand that many are just looking to learn how to invest and have no interest in quitting their day jobs and they should not...
