I used MySmartMove for screening (although cozy has that feature, too). 

After screening a tenant, typically the report will give you a recommendation on whether or not to approve the applicant.

But you need to be able to measure why they are more promising.I'm also a proponent of not charging screening fees. 

I don't need to screen tenants, keep track of their deposits, keep track of rent payments, repair requests, etc.I am just trying to track my income and expenses by property, property class, geographical region, create balance sheet, create personal finance statements, etc.Which platform do you suggest for owners who don't manage?

Hey everyone,This is the first time I rented and next time I need to do a better job screening.

We have a strict no pet policy and current potential tenant stated during our pre-screening that they do not have pets.

I would release someone from a lease and find my own screened tenant before I would allow a sublease.

How do I go about screening them?

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?
