VRBO and Airbnb platforms make it pretty easy to self manage.Find a great cleaning company that can handle turnovers and be your eyes and ears and a handyman for small repairs and you are pretty much there.You can use sites like TAKL.com to find other services that you don't routinely need.

I'd bet, though, that your ten-year IRR is much, much higher owning a place in a desirable district in DC and renting out rooms than it would be just buying a blue-collar workhorse of a property strictly to crank out rental income.

Usually you're required to mitigate losses, as well as have a spelled out break fee.I'd say two months would be a safe bet, but one at least.

Make sure you buy a deal that you can ride out the bad times in, it must cash flow now and it must cash flow in the future to not bet on the future with todays money, no one knows what the market looks ike tomorrow but if you buy right today you will be ok.
