At the end of the day, though, if your monthly payment is $1,200 on a 30-year FHA loan or $1,200 on a 30-year conventional loan, then in 30 years they will BOTH be paid off (barring refinance, sale, etc) and they BOTH hit your cashflow target now.

It's nuts and it is not without risks, but you'll likely be better off proverbially picking up the phone, dialing the number, and figuring out along the way.I don't say this to promote folly or haphazard investing; but rather to help lower the bar in your mind.

I could spend years looking for a team/mentor/partner/contractor,etc and find no one who adds value, or you can stroll into a bar and find someone by chance..

However, if you are too harsh, they will think poorly of you as a landlord and it will be a difficult and contentious relationship to manage.I recommend being sympathetic to their concerns, taking the time to identify any legitimate issues - it's more than possible that actual problems that should have been addressed during the rent ready were missed, and there are certain things you can't leave "as is" per landlord-tenant law and your local housing code.

So the project was also in the dollar zip code Ryan mentioned, but the way we looked at it was the payback period was manageable since we would be saving ~$60,000 per year in water expense.

I walked the property and saw a crack near the window on the back of the house, but chalked it up as an 1940 brick house,  When I got the inspection report back the only thing that was up to code was that it did not have radon.

What are the cost to get services on the property3) Can I get multiple campers on the lot and how close will that be including access for all campers to be pulled out in case of evictions (you will have these)4) CHECK your local city, county, health dept. codes before investingI love mine and keep adding, hoping to do one more this year.
