Prior to making an offer, we're allowed one initial viewing of the inside of the property. 

Initially we decided we were going to do a 3-4 BR rental (with my brother in law as a partner to help with the DP), but I’m wondering if it’s better to do a 1-2 BR and do it solo, if the net cash flow will be almost the same at a lower purchase price?

USAA initially appeared to be helpful but second conversation w/ their adjuster they do not accepting liability.  

@Nicholas P.Also forgot to mention: you could just cross out that clause (initial it if you like), before you sign and return it.

The initial plan would be to purchase a small multifamily home to house hack in a market where my partners & I could dive into fix and flip as well. 

I've heard of Cozy a few times during initial research but haven't had to look into it.

Initially, the back unit will be the Owners' home and the front unit will be a 5 bedroom 3.5 bath Air BnB or short term rental in compliance with City zoning for transient stay rentals.
