My fear when picking up a multi is that I'm inheriting bad tenants that I'll have to pay to evict...while paying for the building in it's entirety without any cash coming in.

There are 100 investors that have been broken by this city for every 1 that made a buck - if you can look in the mirror and think you are bad *** enough to beat the odds dive in... if you have a doubt, stick to the burbs.P.S. - If you think you will just find a great PM to help you - you are sadly mistaken there too

Ontario is extremely pro tennat and you must understand that getting rid of a bad tennat is nearly impossible.

Have you heard anything good/bad about Renters Warehouse?

I don’t necessarily know the real estate ins and outs of each neighborhood, but I know the good, bad, and hip neighborhoods, as well as the relative income levels of each.

Hard to know what the ARV is on this type of building because most of them sell off market in my area and are in pretty bad shape when they sell. 

Hopefully its not too bad since tenants are currently renting...
