I keep tabs through constant calls with my property managers, visits, and having a relationship with several tenants who are also my eyes and ears.Out of state investing is involved and having a good team in place both here and their are crucial components in this type of investing.

You can then be part of the GP side of the deal and work your way into more equity through your own efforts plus you'll also want to add your own capital to align w/investors.  

(a lot harder than it sounds) The architects plans and contractors scope of work was finally aligned and both the HUD and contractor agreed to the bid price.

However, it is good to align yourself with a CPA to avoid this from happening.

However you haven't given an estimate of NOI and are missing the most difficult component of a small MF property: the cost of property management.Please re-post with more info or feel free to IM me for more specific questions.

When you're married, your interests are more likely to aligned as to what disposition the disposition of your property would be in the event of something happening, at least presumably so anyhow.Best of luck!

@Michael GhizzoniWhile I do not live in Greenville, I can tell you that having a good team and system are all crucial components to successfully investing out of state. 

A 1031 exchange could be a great option but as @Matt K. mentioned there are a lot of moving parts that need to be aligned.
