If you read that post, you'll see that I made bad financial assumptions every step of the way (purchase, rehab, holding, selling) and should have lost a lot of money on this deal; but I was still able to turn a small profit -- the reason being that I am extremely conservative in every single assumption/estimate I make.- Surround yourself with a great team.

Just cross out the parts of the new lease you don't agree with and sign and initial and date next to it.Have all tenants over 18 sign just like you did.In fact I would print name,sign name,initial and date for each area crossed out if you want to be ultra cautious.The landlord will have to agree,come back with a compromise,or get you out.They will have lost rent and reconditioning cost.So if you pay on time most likely they will not want to lose you over this.The fact that they overpaid for the house and are having a hard time covering the mortgage is NOT your problem as a tenant.You didn't hold their hand to the papers they signed at closing.Sounds like they put a bad tenant in and they trashed the place.You came along and the landlord barely had money to fix things.So see if they will keep the regular lease in place and don't get onto them too bad for too many more repairs.It sounds like they are headed to foreclosure or close to it as it is.no legal advice

All of the news outlets are acting like sheep and funneling consumers into Equifax's hack website they setup for the 143 million consumers with lost SSNs, addresses, etc. - https://www.equifaxsecurity2017.com.The part CNN and others are NOT reporting on is that there will surely be a class action lawsuit over this and by putting your information into this form you agree to the barely visible "Terms" link which waives your right to participate in a class action lawsuit.

yes, it would be two loans, one to purchase the property 100k with 25 k down at 4.5% 30 year fixed.The short term financing at 10% but will refinance in 6 months paying it off.Being in my first brrr property if I can get most of my money back I don't think all is lost where I've learned a ton.I'm struggling to figure out about how much my mortgage payment might be after the refi that's where I got 868 as the mortgage payment?

If you are going to roll the dice on such a property the goal might be to limit cash as much as possible into the project and have non-recourse where you can walk away with nothing lost but time in the deal but valuable experience gained.A seasoned seller will not allow this but as a seasoned buyer I also wouldn't agree to their terms on such a property.

I'm sure 16k isn't much to some, but for our first deal it's amazing.Bought a decent home for 18,500 out of foreclosure that someone had lost their butt on renovating. 100 year old house with new everything in 2010.
