There are many other varieties and shades on the market that looks just as good or better. 

I'm not sure how strong the rental market is there, and it's a bit lacking in variety for entertainment and restaurants.

If you want to do small offices I would just build out a variety of small spaces between 200sf -600sf and add a 10% common area charge.
