Since then, prices sky rocketed in 2020 during covid (go figure, the world on lockdown so prices skyrocket). this year, I pared back and sold 2 properties.By the numbers, I was a fool to stop buying in 2018, but noone predicted the 2020 market. also, rent prices have drastically increased in the last 12 months.

Close proximity works on paper for  comps but in the real world even a 1 mile radius might include having to cross a major highway to get to the beach and different zoning that doesn’t allow nightly rentals which impacts the value so much that it might as well be in another state.
