Hi I hope you all are doing wellI am looking to invest around the Lindell Bvld area but looking at the crime map it seems like it's not safe and looking at rentals there are too many rentals available leading to a saturated market.

YoY is up 6%.Rentals - Availability by MonthThe number of homes for rent remained flat MoM.Rentals - Median Time to RentThe median time to rent increased Month over Month from 22 days in August to 27 days in September.

@Noah Schulz what does the lease state about payment and what period the payments cover?

I heard about setting up a LLC out of a state that has lower taxes than using your home state which may potentially has higher taxes.

You have already done research of the neighborhood and seen the comps for rentals and Airbnb?

@Devin Voelker,Like @John Mason asked, check to make sure your comps are solid, maybe even price in the worst case scenario for a rental. and see how that affects the numbers. 

He goes above and beyond, plus the holidays are coming up.

I wanted to get some input on what would be the best way to get financing.

I have had a passion for real estate at the start of 2024 and I am hoping to buy my first property shortly.
